Located on a sloping corner site near the city centre of Dundee, this design and build hotel project for developer Percor Capital comprised the restoration and adaptation of the last remaining buildings that formed part of Dundee’s vast 19th century Dens jute mills complex. The Category A-listed mill, which comprises four buildings linked around a central courtyard, was transformed to create a 102-bedroom Hotel Indigo and an 85-unit Staybridge Suites apartment development, both premier brands of the InterContinental Hotel Group. The buildings lay derelict for a number of years and were consequently in a state of substantial disrepair, presenting us with onerous challenges to ensure that the mill’s valuable architectural legacy was properly protected and faithfully restored.
