Sharkey’s premier office transformation

We are delighted to announce our appointment by Artisan Real Estate to deliver the refurbishment of Albany House, a prominent office building in the heart of Edinburgh city centre.

This exciting design and build project will transform this vacant office accommodation into a contemporary 103 bedroom Hub by Premier Inn. Retaining the building’s sandstone façade, the development will provide five storeys of modern guest accommodation, including major alterations to the existing top floor and a new contemporary roof structure. Once complete, the scheme will breathe new life into Albany House, creating a landmark hospitality destination that complements Edinburgh’s vibrant city landscape.

Delivering a project of this scale within one of Edinburgh’s busiest and most attractive locations presents a number of challenges, including complex logistics, site constraints and the integration of new works within the existing structure. However, Sharkey’s extensive experience in successfully delivering refurbishment projects in busy urban environments places us in a strong position to overcome these challenges.

With a collaborative approach supported by extensive sector experience, our team is committed to delivering the highest standards of quality while achieving the objectives of our valued client. We are excited to be part of the transformation of Albany House and look forward to bringing this prestigious project to completion.

Sharkey to deliver for media giant

We are delighted to report our appointment by Europe’s largest broadcasting company to undertake a transformational fit-out of their office space at 55 Douglas Street in the centre of Glasgow.

The project, which encompasses two floors totalling 26,000 sqft, will provide accommodation for more than 300 members of staff. The fit-out will comprise both Cat B and Cat C works and will include the creation of a full catering kitchen and the modification of existing MEP systems to enable the formation of critical services support areas.

We are extremely pleased that our team has been given the opportunity to deliver another successful project to add to our growing portfolio of work in Glasgow.

Sharkey cop a Kabanna

We are extremely pleased to report our appointment by Whitebridge Ventures and RoundShield Partners LLP to undertake the repurposing and fit-out of an existing city centre office block to create an innovative range of accommodation for  specialist hotel operator, Kabannas.

The development, located in a thriving part of Edinburgh’s Old Town, will involve the refit and reconfiguration of the existing 5-storey office building into a Kabannas Hybrid Hotel delivering a combination of shared rooms, conventional hotel-style accommodation and vibrant social common areas for their guests .

We look forward very much to our team being given the opportunity to further expand and develop our expertise in this specialist sector and to continue to build our reputation in the delivery of innovative hotel accommodation.

Sharkey to the fore in St Andrews

We are delighted to have been appointed by Pointadvice Ltd to undertake the construction of four luxury townhouses in one of the most sought-after locations in St Andrews. Skillfully designed as a staggered terrace to make optimal use of the site, the 3-storey new-build residential development, which replaces an existing 1960s dwelling house, is located immediately adjacent to the Old Course’s iconic feature, the Swilken Burn.

Clad in a sleek dressed ashlar, with a standing seam zinc roof, each of the 3000 sqft properties features full-height windows and a fully glazed upper floor balcony, with a double garage provided at ground level. With a construction period of 70 weeks, the constrained nature of the site will pose a number of logistical challenges for the project, all of which we are confident will be addressed seamlessly by our highly experienced project and site management teams.

Sharkey taking care to deliver

The much-appreciated decision by Mansfield Care Group Ltd to appoint Sharkey to construct a state-of-the-art care home in Loanhead, provides further evidence of the continuing diversity of our project portfolio.

Hawthorn House involves the construction of a 50-bed facility, purpose-built to best serve the needs of the residents and sympathetically designed to reflect the scale of the surrounding properties in a residential area of Loanhead. The 50 en-suite bedrooms are provided with a wide range of support accommodation for residents and staff.

The 29,000sqft project has a 3-storey steel frame structure, clad in a combination of natural stone and render, with a natural slate roof. Extensive site works are also involved, including an entirely new services and public utility infrastructure.

Due for completion early-2027, the project will be delivered by our vastly experienced management team. Working together with our skilled and trusted supply chain, their expertise in managing the particular challenges of a development of this nature will be invaluable in ensuring successful delivery of this exciting project.
